The Las Vegas Valley population increased to 1.64 million in 2003 which was up from 1.58 million in 2002. New home sales in 2003 set a single-year sales record and marked a ten percent increase over the previous sales record of 22,940 units sold in 2001. With figures like these, there is no doubt the 12,500 homes in the new planned community of Mountain’s Edge will sell fast! In fact, many of the Mountain’s Edge builders already (as of September, 2004) had reservation lists to cover their entire project.
Mountain’s Edge is in a part of the Las Valley that has shown a lot of growth potential with the success of the Southern Highlands development. Ground breaking for Mountain’s Edge took place during February, 2004. It is near Exploration Peak in the southwest Las Vegas Valley and was created with an Old World theme and accentuated by olive groves and aged-stone walls. The lifestyle will focus on outdoor recreation influenced by the geographical area.
This 3,000-acre Mountian’s Edge master-planned community honors the heritage of those who came before with an 80-acre Western-theme park, an American Indian encampment and a simulated archaeological site for kids to dig for ancient treasures. The Western-themed play park will include an Old West town, Native American play structures such as a tee-pee climbing net,an archeological dig area, and a water play area among other attractions. It is a very pedestrian-friendly community with lots of trails.
Because the Old Spanish Trail passes through Mountain’s Edge, the developer has planned historical and cultural tie-ins such as replicated petroglyphs, Native American artifacts and settler history.
Exploration Peak, rising to 2,846 feet, is the focal point of the Mountain’s Edge Community which will feature over 12,000 residences from more than twenty builders. Mountain’s Edge will have over 500 acres reserved for parks, trails and open space. Small parks within the Community will recognize the original occupants and visitors. These include Paiute Park, named for the Paiute Indians who lived in the Valley.
Homes in the Mountain’s Edge master-planned community will be priced from about $150,000 to $700,000 with the median home price about $245,000. The community is at Blue Diamond Road and Buffalo Drive. An estimated 32,500 people could be living at Mountain’s Edge upon its build-out in 2010.
The developer of the Mountain’s Edge master-planned community, Focus Property Group, purchased nearly 1,000 acres for the community in November of 2002 at a Bureau of Land Management public land auction. Focus set a new standard for land prices in the Las Vegas Valley by paying $160 million for this land. They then accumulated the remaining parcels from individual property owners and groups to create Mountain’s Edge.
Focus has been revegetating the area with indigenous plants such as Mojave yucca, creosote brush and acacia shrubs and building a trail leading to the summit of Exploration Peak. This land had been torn up by years of off-road vehicle use. The landscape architect for Mountain’s Edge is Greey Pickett Partners of Scottsdale, Arizona.
There are more than twenty builders for the homes at Mountain’s Edge. They include Amstar, Astoria, Avante, Beazer, Chartered, Concordia, Desert Wind, D. R. Horton, Juliet, KB Home, Kimball Hill, Lennar, Meritage/Perma-Bilt, Pardee, R/S Development, Storybook, Toll Brothers, Trophy, US Home/Lennar, Warrmington Nevada and Woodside. Concordia and PermaBilt were the first developers to get started.
Mountain’s Edge will also have a 300-acre regional park in the center of the community. Other community features will be adult and youth baseball fields, multiuse sports fields, a tennis complex, picnic areas and children’s play areas. The park will host community events and activities. There will also be four elementary schools in Mountain’s Edge, two middle schools and a high school in addition to commercial and office buildings.
