Wagner features lofts at Day Dawn FusionApr. 01, 2006www.LasVegasNewspapers.comThe availability of loft-style single-family homes at Day Dawn Fusion in northwest Las Vegas has been met with strong response, according to Tracey Morris, a sales agent with Wagner Homes. The residences exhibit exposed steel rafters and conduit below the ceilings in select models. "People from the East Coast really love the traditional feel of a loft home," Morris said. "It's simply a very different and innovative approach to the local home-building industry. Everyone who has visited us has immediate positive response to the design." She said the homes incorporate styling reminiscent of a Frank Lloyd Wright design. "Many of the details of the home reflect the Arts and Crafts period in American history," she said. "For instance, the light fixtures, all plumbing fixtures and door hardware are oil-rubbed bronze. The energy-efficient front door is unique in that it has an Arts and Crafts-style leaded stained-glass insert with unusual wood details." Paul Wagner, who started Wagner Homes as Nevada Homes Group in 1988, said the design was the result of a visit to a Seattle-based coffee retailer. "We thought that it would be really nice for a homeowner to be able to enjoy the same ambience," Wagner said. "We really try to give amenities which aren't available anywhere else, because there seems to be so many cookie-cutter communities. We simply want to be different." Three floor plans are featured at the 57-home neighborhood with numerous floor-plan variations and elevations possible. The Lotus, a 1,718-square-foot, one-story model, comes with two bedrooms and a den, or three bedrooms, plus two baths. It starts from $373,950. The Energy, a 2,080-square-foot, two-story model, features three bedrooms and two baths. A game room, second master suite and wet bar are options. The floor plan also includes a steel spiral staircase. The home is priced from $403,950. Another two-story model, the Destiny, ranges from 2,428 to 2,963 square feet with three bedrooms, 2 1/2 baths, and options for a den, study, extended master bedroom and bonus room. It is priced from $423,950. Standard amenities include Elastomeric exterior paint, granite counter tops, upgraded tubs, 9-foot interior walls with vaulted ceilings, stucco finish, fiberglass insulated entry doors, high ceilings, Toto toilets from Japan, and fireplaces. Additionally, all of the homes are built to Energy Star standards with upgraded 13 SEER air-conditioning systems, programmable thermostats, low-e windows, R-38 ceiling insulation, cellulose insulation in select areas and quick-recovery 40-gallon water heaters. Options include an open web metal truss ceiling system, radiant barrier sheeting insulation, patios and balconies, motor courts and courtyards. The neighborhood will feature a Zen motif with a wrought-iron, Asian-themed double gate at the entry. The entrance will include twisted junipers, bamboo plants, bamboo screens, pagodas and water features. The neighborhood is in presales. For first-phase buyers, the builder offers a 5.25 interest rate buy down along with $8,500 toward closing costs. To visit the sales trailer, take the Las Vegas Beltway to Cheyenne Avenue, go east to Fort Apache Road, then head north to Alexander Road. It is open from 10 a.m. to 5 p.m. daily. The models will be completed in May. If you are planning to relocate in the Las Vegas area contact us for a prompt response to any questions you have about the Las Vegas real estate market.
