William Lyon becomes first to open models at Kingwood

Three builders share in development of Summerlin property

William Lyon Homes recently opened four model homes at Kingwood, the last neighborhood to open in Summerlin's The Vistas village. The home builder offers two single-story and two two-story homes, ranging from 1,948 to 2,737 square feet.

The floor plans originated at other neighborhoods and were chosen for their popularity, according to Laurinda Rose, marketing manager for the builder.

"The spacious and elegant homes have been extremely popular with home buyers throughout the valley," she said. "The design and floor plans, coupled with the amazing location and amenities of The Vistas, make Kingwood an ideal residence for many Las Vegans."

Prices start in the low $400,000s.

Ryland Homes and R/S Development also build homes within the neighborhood and together have eight models under construction, the latter opening in April and the former opening later in the year.

Upon completion, the neighborhood will comprise 326 one- and two-story homes ranging from 1,515 to 3,200 square feet with two neighborhood parks that feature play areas and lawns.

The neighborhood is one of 28 others in the 815-acre village, located west of the Las Vegas Beltway. Amenities include two 7-acre entrance parks marked by 48-foot clock towers, an elementary school, a grocery store-anchored shopping center expected to begin construction this year, and a 20-acre park with a swimming pool.

"The Vistas is one of Summerlin's fastest selling villages to date," said Julie Cleaver, director of planning for The Howard Hughes Corp., developer of Summerlin. "Its diversity of home product and European inspired architectural style, amenities and location continue to attract home buyers."

Other active subdivisions within The Vistas are: Casa Rosa by Kimball Hill Homes and Palmilla by Woodside Homes. Altessa by Pacific Properties is a 277-unit condominium project expected to begin sales later this year.

Summerlin, situated along the western rim of the valley, is unfolding in villages with more than 100 parks, more than 120 miles of trails, houses of worship, shopping centers, medical facilities, cultural facilities, business parks and nearly 100 model homes.

Available residences include single-family homes, townhomes, condominiums and lofts, priced from the mid-$300,000s to more than $2 million. Custom-home sites are priced from the $500,000s. Apartments offer monthly rents starting from the $900s.
